All improvements, construction or alterations (including antennas, awnings, etc.) to the buildings, structures and landscaping on a property within Prides Crossing #4 must receive written approval by the Board.
Requests for approval may take up to 45 days for approval after date received. Providing clear descriptions of your plans helps expedite the process.
The following categories generally do not need architectural approval, but we recommend contacting the board, or submitting a request form if you have questions:
Like-for-like replacement (e.g. replacing 4' wooden fence with 4' wooden fence)
Removable porch decorations (wind chimes, American flag, milk or grocery delivery boxes, etc.)
Backyard grills/bbqs, picnic tables, deck chairs
Temporary (90 days or less) structures and/or guidance for the assistance in planning or estimation of new architectural features, or the repair of existing architectural features. (E.g. gas line markings, string outlines, etc.)
Non-permanent backyard fixtures (non-anchored swing sets and play equipment, watering equipment, garden decorations, etc.)
Within 45 days of receiving all necessary information (via website or hardcopy):
The HOA board will contact you in writing to inform you of the approval, or reason for denial.
HOA Board approval does not constitute approval of the local department; additional actions may be required (e.g. calling to have gaslines marked, obtaining building permits from the city of Aurora). The HOA Board does not assume responsibility for any damages or injuries caused by the improvement(s) or addition(s), regardless of approval. Homeowner is advised to check with the City of Aurora and the State of Colorado regarding necessary permits, permittibility of vegetation or structures, and other constraints.
Approval must be granted from the Association prior to making any improvements to the property. If more information is needed to consider your request, we will reach out to you. Although failure to respond with sufficient information may result in your request being declined after time has lapsed, this does not prevent you from re-submitting when the necessary information is available.
