Prides Crossing #4 HOA Annual Meeting Minutes, Via Zoom
August 27th, 2020
Board members in attendance: Reed Porter, Steph Wallis, Debbie Huizar, and Karen Wilson.
Homeowners in attendance: 27 total with proxies.
Reed called the meeting to order at 6:21pm.
Reed announced how the meeting would be run.
Approval of 2019 Annual Meeting Minutes:
Reed opened a poll, all approved.
Budget Review:
Current board voted on no increase of dues this year because of the hardships some are facing due to Covid19. The new board will have to decide if they would like to do the same.
Budget increased due to snow removal.
Reed opened a poll to approve the new budget, all approved.
Financial Review:
Balance sheet reviewed.
Cash $92K, $73k in reserves.
P&L reviewed.
Greenbelt:
Sprinklers have been repaired which saved a significant amount of money on the water bill.
Backflow preventer: One of two had a leak, it was repaired, retested, and passed. Backflow preventers must be tested every year, there is a hefty fine from the city if they are not.
A windstorm required the greenbelt fence to be repaired.
Board must maintain the fence for the next few years and then rebuild when the funds are in the reserve fund.
Very disappointed in Hawkins Brothers, looking for a new company to contract with for greenbelt landscaping upkeep and snow removal.
New Board Nominations:
Karen asked about the number of board members allowed to be on a board based on our current posted bylaws that state 5 board members, Rich answered that the number is 11 members and those bylaws are posted on the HOA website, and Karen refuted that the bylaws currently posted to the website are dated 1985 and state 5 board members.
Nominations were read:
Steph Wallis, Karen Wilson, Mary Kelley, Chris Kelley, Franci Bond, Lisa Griffin, Robb Griffin, Eric Remelius, Al Harvey, Rich Roberts.
Reed gave instructions on nominations and how voting will be done this year. Once nominations are made, please use your ballot sheet and ballot envelope from the annual meeting packet to make your vote and get them in the mail ASAP, votes will be counted in 2 weeks.

As per bylaws, board meets every 6 months plus annual meeting. New board must meet within 30 days to appoint officers of the board.
