Monthly Meeting, 5/10/2018

Meeting called to order at 6:40
Minutes from April meeting: Al- motion to accept; Mary- seconded motion; all in favor; minutes accepted
Budget Review: 52K in Reserve, 17K in Checking
Removal of HOA Board Member: Jazmine- has not attended meetings
Dumpster Drive: May 18 & 19; located at 4 sites in our neighborhood; reminder signs will be put out on Tuesday; dumpsters dropped off around 9-9:30 am
Discussion regarding the HOA’s website: Rich got quote from 1+1- $600.00 includes design crew sitting with Rich for 2 hours to discuss and 2 revisions within 1 year. Mary made motion to proceed with this; Suann- seconded it; all in favor.
Discussion regarding replacement of fence in common areas. Rich got quote from Split Rail Fence Co.- replacement of fence that we currently have with steel posts- 81K with 25-year warranty; Replacement cost with Trex Composite- 137K with 50- year warranty. A Special Assessment of $600 per homeowner is required to cover the cost of the Trex Composite replacement fence. Letter will go out to Homeowners by June 15. Homeowners will have a choice of paying total amount or making 3 payments of $200 in June, July, and August. Mary made a motion to move forward with Special Assessment; Suann seconded it; all in favor.
Discussion regarding the sprinkler system in the HOA common area. Water bill is $2000 per month. Waiting for City of Aurora to schedule water assessment/evaluation for HOA. Rich will get 2 estimates for replacement of system.
Homeowners who are behind in payments to HOA will have lien put against home at $125, and it will go to collections. Currently 36 homeowners are behind in payments ranging from $5 to $2000.
